Design Management and Engineering:
1. Develops conceptual, preliminary or detailed plans and specifications for the installation or renovation of HVAC Systems.
2. Develops cost estimates and project schedules.
3. Coordinates the design efforts with design institutes, outside consultants, contractor, and Kohler Facilities Engineering.
4. Contacts vendors, contractors, or manufactures to obtain information or proposals.
5. Obtain and evaluates quotes received from vendors and contractors.
6. Provide information as required to support the preparation of ACT requests for project funding.
7. Ability to review and interpret domestic and international Codes and Standards.
8. Expertise in sustainable designs and understands LEED Core Concepts.
9. Perform technical due diligence for HVAC systems at existing sites.
10. Ability to troubleshoot complex HVAC systems and provide solutions.
II. Construction Management:
1. Ability to manage on-site contractors to maintain project schedule.
2. Ability to investigate and price change order requests.
3. Coordinate the efforts of installation technicians and mechanics engaged in HVAC system installations.
4. Identify and correct on-site interferences between contractors.
5. Commission new systems to ensure operational requirements are satisfied.
6. Review HVAC installations for completeness and correctness. Prepare punch lists at the end of the project.
7. Ability to identify and correct on-site safety issues.
III. Project Management:
1. Ability to manage and report on the budget/schedule for large construction projects.
2. Support and provide documentation for ACT development.
3. Ability to qualify and recruit consultants and contractors.
4. Ability to develop and manage construction contracts with Global Procurement and Legal.
5. Manage the procurement management process including bidding, quoting, RFP’s, RFI’s and RFQ’s.
6. Ability to manage project close out tasks such as warranties, contracts, accounting, and final payments.
7. Coordinate due diligence with multiple disciplines for an existing site or building.
RELATIONSHIPS AND CONTACTS
Supervisory Relationships:
1. Reports to the Manager Construction Engineering Management – Asia. (Dotted line reporting to the Kohler WI HVAC Engineering Supervisor).
2. Directs the work of Engineers, Analysts, Co-Ops and Draftsmen.
3. Directs the work of consultants and on occasion – contract engineers.
4. Mentors junior members of the staff.
Organizational Relationships:
1. Has continuous contact with Corporate Insurance, Facilities Engineering, Facilities Project Management, Architectural and Environmental Engineering personnel to request work on a project and inform them of specific requirements.
2. Frequent contact with all levels of division management and other user groups to establish parameters, and authorization level to proceed with the project.
3. Has frequent contact with Global Maintenance, Legal, Production and supervision to coordinate and integrate the work required for various projects.
4. Has moderate contact with Purchasing Department to obtain quotations and initiate contracts with vendors.
5. Has moderate contact with EH&S to understand permitting parameters.
6. Has moderate contact with MSE and KOS for ramp issues.
7. Has moderate contact with the Legal Department.
External Business Relationships:
1. Frequent contact with vendors and contractors concerning specifications and quotations on systems, equipment, and facilities.
2. Frequent contact with service organizations, universities, and seminars to gain advanced technical knowledge pertinent to assigned or future projects and management of said projects.
3. Moderate contact with engineering and management colleagues to keep abreast of latest technology, system equipment, and processes within the industry.
4. Occasional contact with consulting firms regarding project analysis, planning, development and management.
5. Has contact with governmental agencies
